First published figures on housing needs in the East in 2025

The evolution of housing demand in the East Region between 2015 and 2025 reveals different dynamics. What is the region's position nationally among the regions where demand is concentrated? What type of housing is most in demand? Unprecedented figures from the Ministry of Housing provide insight into the nature of the region's housing needs.
The demand for housing has been growing steadily over the last ten years, rising nationwide from 1.6 million units to more than 2.3 million in 2025. This increase, which represents 48.8%, clearly illustrates the significant rise in housing needs, especially in major urban centers.
Regarding the position of the East Region in the national housing map, Ministry of Housing figures show that it ranks sixth out of 12 regions, while only three regions account for the largest share of this growth.
East Sixth Nationally
The Casablanca-Settat region remains the locomotive of the sector, with a demand of more than 667,000 units in 2025, followed by Marrakech-Asfi with 353,781 and Rabat-Salé-Quneitra with 265,371 units, representing 55% of the national housing needs.
On the other hand, the East came in sixth place with 169,905 units, just after the fifth Fez-Meknes region with 244,466 units and the seventh Souss-Massa region with 154,161 units in 2025
East residents prefer houses to apartments
By analyzing the types of properties in demand in Morocco's real estate market, we note that modern Moroccan apartments and houses are the most in demand.
Demand is characterized by a clear dominance of apartments at the national level, with more than one million units, 44% of the total. The demand for Moroccan houses, which is also significant, is estimated at more than 810,000 units.
Once again, Greater Casablanca, followed by the Red City and the capital, accounts for most of the housing needs.
Modern houses, for their part, are particularly in demand in the East with 124,068 units, ranking first nationally with 73% of the regional housing stock, and second nationally in terms of number after Casablanca with 132,660 units, while Tangier-Tetouan-Hoceima came next with 99,707 units and Marrakech-Asfi with 107,122 units
East at the bottom of the land demand ranking
Regarding land demand, estimated at 400,000 nationwide, the findings of the ministerial study indicate that the majority of land demand is for the construction of modern home projects, accounting for 74.3% of the total. The rest of the demand is to keep the land as it is or to build a residential villa on it
Strangely enough, the East came in 11th place with 15,367 units, surpassing the last South region, which did not exceed 13,122 units, and Beni Mellal Khenifra, 10th nationally with 24,598 units.
